This is the honest engineering, and the honest math.

The conversation after someone actually lives in one is quieter and rarely makes it online. The second attraction is the story of prefab: a house built in a factory, delivered on a truck, done in weeks. No maestro schedules, no rainy-season delays, no presupuesto — the itemized budget — that quietly grows. The container promises a fixed price and a fixed date in a place where both are famously movable.
The third is the arithmetic. A used steel box costs a fraction of a block house per square meter, and the math seems to close before you add anything. That phrase is where the fantasy ends. Every beautiful container home you have seen was engineered, insulated, roofed, and fitted out by people who had done it before; the box was their smallest line item.
The heat
Steel in the tropics: the heat problem.
Steel conducts heat readily — the whole problem in one sentence. A sealed steel box in the tropical sun becomes an oven within hours, because a container wall is thin corrugated sheet with almost no thermal mass: the heat arrives quickly and stays late. A concrete-block wall does the opposite, absorbing heat through the day and releasing it at night.
Humidity makes it worse. Half the year is warm and wet, and a closed steel box does not breathe. Moisture from cooking, showers, and breathing condenses on cooler steel at night, and any gap in the insulation becomes a spot where the box sweats. Water on bare steel starts the rust; mold on everything organic inside finishes the job.
The fix is thick, continuous insulation on the roof and every wall — spray foam or rigid board, fitted without gaps, because any exposed edge becomes a bridge that pours heat straight through. It then has to be covered and finished: more cost, less width. The roof is the worst surface you can own, and the standard fix is a second roof — palapa or light metal — set above the box with an air gap, or deep shade from trees.

The rust
Salt air finds every scratch.
Salt air is the second conversation, and the one builders here learn first. The coast is a marine environment: salt on the breeze, humidity that keeps surfaces damp overnight, steel that corrodes far faster than it ever would inland. That is why the local standard is concrete block with properly covered rebar and corrosion-resistant fittings — hardware chosen for the coast, not for the catalog.
A shipping container arrives already behind. It has spent years at sea in salt spray — scratched, dented, patched, rusted wherever its paint failed. One-trip containers exist and cost more; most boxes have lived hard. Then the conversion cuts in: every door and window opening exposes bare steel and breaks the coating, and every cut edge is where rust starts.
The fix is marine-grade preparation: sandblasting to clean steel, zinc-rich primers, proper topcoats, applied by someone who has done it before. That work is skilled, not cheap, and it does not end. Touch-ups are a recurring chore: corrugations hold salt and moisture, dew sits on the roof every morning, and water hides where the box meets its supports. None of this argues against steel entirely — the coast is full of steel roofs, gates, and fittings that do fine with care. It argues for pricing the care before you commit, and for understanding that a container will ask for more of it than any block wall you build next door.
The rules
Permits treat it like any house.
The part that surprises most people: there is no special container category in the rules. The town sees a building, whether block, wood, or steel, and a building needs the same paperwork as any other: a licencia de construcción, the construction license, issued against the lot's uso de suelo, the land-use certificate, with approved plans attached.
The foundation is where containers get real: you cannot set a steel box on sand and call it done. Like any house it needs an engineered foundation — piers or a slab for the lot's soil and the coast's wind — and a director responsable de obra, the licensed architect or engineer who answers for the structure. Cutting openings weakens the box, so reinforcement around every door and window must be engineered too. Some directors will sign for a modified container; some will not, because their license is on the line. Find yours before you buy the box.
Everything else applies unchanged — setbacks, height limits, coverage rules, predial receipts, approvals for water and power. The real math

The bare-box arithmetic is seductive. A used 40-foot container offers roughly 29 square meters of floor — the size of a generous one-bedroom casita — and used boxes sell for a few thousand dollars in the cities, more by the time one is trucked to a coastal lot. Even then, it is the only number that behaves.
Then the conversion begins. Delivery and crane hire. Cutting openings and reinforcing them. Coastal-grade windows and doors, because cheap hardware dies here. Closed-cell foam over the whole envelope, then an interior finish. A shade roof above the box. An engineered foundation. The director responsable de obra. Permits. Marine coating, inside and out. And a crew experienced with container conversions — not every crew on the coast is. Each line is reasonable; the total is the surprise.
A container is never a cheap house. It is a steel box you still have to build a house around — and the house is where the money goes.
Run it through the same lens as a conventional build. Read the container row twice — it is the row people argue with. The savings story depends on the box staying cheap, and the box stops being cheap the moment it becomes a house. On a salt coast with labor this affordable, it competes with the most expensive way to build here, not the cheapest.
When it works
Where a container genuinely fits.
None of this makes the container useless. It makes it a specialist in the secondary structure: a workshop or taller, a bodega for storage, a site office, a pool equipment room, a dry, lockable place for tools and surfboards. For those jobs a steel box is hard to beat — it arrives fast, locks securely, ignores termites, and shrugs off the weather.
It can also work as a guest room, given deep shade, a roof over it with an air gap, and proper insulation. Shade does the thermal work — under a generous palapa or tree cover, with cross-ventilation, a container bedroom can be genuinely comfortable — and it reads as a design choice, not a compromise.
There is an honest staging play for land buyers: buy the lot, place a container as a base while the main house is designed and permitted, then let it graduate to workshop or guest quarters. It plugs into the same water, septic, and power reality as any house on the coast — budget for those services before you celebrate the price of the box.
