Building for Heat and Hurricanes: The Coastal Spec That Lasts
Building on the Oaxaca coast for heat and hurricanes starts with an honest premise: the climate is why you are here, and it is also what your house must survive. The coast is easy on people and hard on buildings — salt air, strong sun, humid nights, and a storm season that runs June through November. This guide walks the decisions that decide whether a house stays cool on airflow alone, comes through a hurricane, and still looks after itself in twenty years.
Ask the builders between Mazunte and Huatulco what a coastal house must survive and they will list the same enemies: heat, humidity, salt air, and the wet season's storms. None of it is a mystery, and all of it is manageable — but only if the decisions are made on paper before the concrete is poured.

The climate
Design for the worst month, not the best day.
Between Mazunte and Huatulco the calendar runs two seasons rather than four. The dry months — roughly November through April — deliver warm days, cooler nights, and the postcard version of the coast. The rest of the year is hot, humid, and wet, and the two halves overlap where it counts: the rainy season runs June through November, and the hurricane season runs with it.
The thermometer alone understates the load. Temperatures along the immediate coast stay forgiving — the ocean cuts the extremes the interior suffers — but humidity is the second half of the equation. When the air is saturated, sweat stops working, and still nights stay warm unless the breeze moves. Salt rides that same breeze and settles on everything it touches, from roof fixings to door hinges.
Then there is the storm question. The Oaxaca coast faces the Pacific, where hurricanes form off the mainland and wander north-west. A direct hit is not an annual event — many years pass with nothing worse than heavy rain and surf — but the region has felt genuine ones, and September can test every assumption a builder made in January. The working rule among people who build here for a living is simple: raise the house to the standard of its hardest month, and the easy months take care of themselves.
The site
Read the lot before you build on it.
Performance starts before the foundation. Orientation decides how much sun the walls swallow: on this coast the afternoon sun is the brute, so the long face of the house opens toward the breeze rather than toward the west. Catch the wind and the house cools itself; turn your back on it and every room fights the heat with equipment.
Drainage is the quieter test. The wet season arrives in sheets, and a low lot can hold water for days. Walk the land in September if you can, and ask the neighbors where water sits and where it runs. Dry arroyos turn serious in a storm, and a lot beside a wash is a different proposition from a lot above it — flood history is part of the land's story, not an afterthought.
Close to the water, a federal line decides how close you can build at all. The ZOFEMAT — the Zona Federal Marítimo Terrestre, the federal coastal zone — is a strip of federal land measured inland from the high-tide line, twenty meters in most places, on which private construction is not permitted. Storm surge is the concern only of the lots that face the sea directly, but there it is the whole concern. The first rows absorb the ocean's push, and the houses that fare best sit high and set back. If the lot is in the first row, buy the view with open eyes.
The roof
Palapa, metal, or concrete.
The roof is the decision that shapes everything under it — structure, temperature, and a large share of the budget. Builders on the coast work in three materials and mix them freely.
Concrete — the losa, a poured slab — dominates new construction. It is heavy, which serves it well in wind, and it rides out a storm without drama. Its weakness is heat: an uninsulated slab soaks the sun all day and radiates it into the rooms all night, and it is the most expensive of the three to build.
Metal — lámina, corrugated sheet — is cheap, fast, and sheds rain well. Fixed with the right screws into the structure it can carry strong winds; fixed with cheap self-tappers it is exactly what hurricanes remove. It is also hot and loud in rain unless there is insulation beneath it and an air gap to let the heat escape.
The palapa — the traditional roof of dried palm thatch over a frame of poles — is the coast's signature: naturally cool, light, and beautiful, with real limits. Palm thatch needs renewing every several years, and it is not the first choice where hurricanes actually land. The houses that age best here usually mix the three — anchored concrete or metal over the sleeping rooms, palapa over the outdoor living — and whatever covers the house is tied to the structure beneath it. Roof anchorage is the detail that separates losing a sheet of metal from losing a roof.
The walls
Mass, insulation, and the salt-air rule.
Walls on this coast are usually concrete block — block de concreto — rendered and painted, and that is a sane starting point. Block gives the house mass, and mass slows the day's heat: the wall warms slowly and releases slowly, so the hottest hour outside is not the hottest hour inside. Mass helps most when nights cool, which on the humid coast they do not always do, so the honest recipe pairs mass with shade and airflow rather than trusting the wall alone.
The salt-air rule applies to every fixing in the house. Coastal air corrodes fast, and cheap galvanized screws weep rust within a couple of years. Builders who have been at it a while use stainless steel — commonly grade 304, sometimes 316 — for everything exposed: roof fixings, railings, hinges, light fittings, gate hardware. It costs more by the kilo and far less by the decade.
Sealed junctions are the second half of the rule. Salt-laden damp finds its way into unsealed corners — around window frames, through wall penetrations, behind exterior fittings — and works quietly from inside. Coastal practice keeps those points sealed, keeps wood and steel off direct ground contact, and lets the structure breathe instead of trapping humidity. None of this is exotic engineering; it is the difference between a house that looks new in year five and one that already looks tired.
The cool
Airflow first, air conditioning last.
Before you price air conditioning, price airflow. The coast's traditional houses stayed cool with three tricks — cross-ventilation, height, and shade — and the tricks still work.
Cross-ventilation means openings on opposite sides of a room so the breeze moves through instead of stopping at the first window. High ceilings lift the hot air above head height; a tall room with a fan at the level where people sit cools for a few pesos of electricity. Fans are the workhorses of the coast — ceiling fans in bedrooms, large floor fans in living areas — and they cost a fraction of cooling a whole house mechanically.
Shade does the other half of the work before the sun reaches the wall. Deep eaves, generous overhangs, a palapa over the terrace, and something tall planted on the west side all keep the structure itself cooler, and a cooler structure means cooler rooms at night.
Air conditioning has its place — the worst weeks of the wet season, a newborn, a workshop — and coastal houses increasingly add a mini-split to one or two rooms rather than ducting the whole house. Treat it as the last resort and it stays cheap; treat it as the plan and it decides the power system, the solar array, and the monthly bill. Running a unit through the hot nights adds visibly to a grid bill in the very months the tariff bites, and on solar it sizes the battery bank. The machine and the rate structure decide the number, so ask a local installer before committing to the plan. Houses designed for airflow commonly need air conditioning only a few weeks a year, and that is the cheapest air conditioning of all.
The rain
Gutters, cisterns, and a septic that survives.
The wet season is when the house's water systems earn their keep — and when their failures show. Gutters are the humble hero: a roof without them dumps a curtain of water at the foundation line with every storm, and that water finds its way under walls and into rooms. Coastal builders run gutters and downspouts and aim the runoff away from the building, toward the garden or a drain rather than the neighbor's boundary.
The same roof is a water supply if you let it be. A cisterna — the concrete or plastic tank that nearly every coastal house keeps — stores trucked water through the dry season, and a roof with gutters refills it through the wet months. Wastewater is the less glamorous half. Most lots lie beyond municipal sewerage, so the house treats its own: a septic tank settles the solids, and the liquid runs to pozos de absorción — absorption pits that let it soak into the ground. The arrangement works well in the coast's sandy soil and poorly when the ground is saturated, which is exactly what the wet season does to low lots. The storm
Anchors, shutters, and a plan for the lights.
Hurricane season is a planning exercise, not a prayer. The houses that come through storms best share habits rather than luck.
Anchored roofs come first. Every roof type needs tying to the structure — straps or hold-downs connecting the framing, panels or thatch fixed so the wind cannot get under an edge and peel it. It is the least glamorous line in the build and the one that earns its keep when a real storm arrives.
Glass is the storm's easiest entrance. Homes in the exposed first rows add storm shutters — persianas or contraventanas, in the local vocabulary — or specify laminated glass on the faces the wind hits. Either way the decision belongs to the design stage: fitting shutters at construction costs little, while replacing a wall of glass costs plenty.
Power is the part nobody thinks about in March. When the grid goes down in a storm, the houses with a plan carry on: a small generator sized to the fridge, the pump, and the lights is the simple answer, and solar with batteries keeps running without fuel. Insurance is the habit that separates residents from visitors. Property coverage on the coast is ordinary — a policy that includes hurricane and storm damage is available through Mexican insurers — and the coast's veterans renew before the season and photograph the house each year so a claim has a baseline. We are not brokers and we do not sell policies; we repeat what every storm survivor says, which is to carry the coverage and keep the papers somewhere dry.
The trade-offs
Where the money actually goes.
Every coastal build runs on a budget, and the climate has clear opinions about where it goes. The pattern builders describe is consistent: spend on the structure and the fixings, economize on the finishes, because the coast punishes what is hidden or skimped and forgives what is plain. Paint can be redone in a weekend; a foundation cannot.

Read the pattern rather than the numbers. The first rows are the climate's business, and the last row is where you trim; houses that cut the roof or the fixings to afford imported tile tend to regret the trade within a few storm seasons.
The coast forgives a plain house. It does not forgive a careless one.
